HOW TO GET TO THE CARPORT:
-To enter the back alley way to get to the carport, you will have to turn onto 11th Street (one way street) and then make your first right into the alley way. Drive in the alley way and the carport is on your right in front of the tan building.
PARKING:
-There is one parking space in the carport (middle space) which is located in the back alley way. Street parking is also available along the street in front of the building on West Balboa Boulevard and on 10th Street and 11th Street.
-Please refer to the signs on the street regarding street sweeping.
-Metered parking is also available in the middle island on West Balboa Boulevard.
GARBAGE PICK UP:
-Garbage pick up is on Tuesdays. If you notice the trash bins in the back carport has not been rolled out on Monday night, please kindly roll them out before Tuesday morning.
-Bins are next to the carport (on the right side next to the wall) which is located in the back alley way.
Getting around Balboa Island in Newport Beach, California is a breeze with various transportation options. You can explore the island on foot or rent a bike or a surrey to leisurely navigate the charming streets and scenic waterfront. The island also offers convenient parking options if you prefer to drive. Additionally, you can hop on the Balboa Island Ferry, which shuttles passengers and vehicles between Balboa Island and Balboa Peninsula, providing a fun and scenic mode of transportation. On the weekends, the Balboa Trolley is available and runs from morning until night time.
A few things to note:
-Just a short stroll away (~5 minutes) from the sandy shores of Newport Beach.
-Few steps away from Newport Bay (~5 minutes).
-A short drive to Balboa Fun Zone (3 mins) or a short 1 mile scenic walk (approximately 15 minutes).
-A short drive to medical centers and hospitals like Hoag Hospital of Newport Beach, Newport Health Network, UCI Health Pacific Medical Plaza, and more.
HOUSE MANUAL:
TO UNLOCK FRONT DOOR (Yellow Door):
-The main entrance is secured with a Kwikset Smart Lock. To unlock from the outside, tap the screen once until the numbers appear on the keypad and enter the last 4 numbers of your phone number.
TO LOCK DOOR:
The door does not lock on its own immediately. However, it will automatically lock after 10 minutes.
-From the outside press the "Lock" icon on the lower right corner and you will hear the door lock.
-From the inside, turn the thumb turn.
HIGH SPEED WIFI ACCESS:

-There are signages with a quick connect WIFI QR code placed on the wall and in the living room and bedrooms. To connect quickly using the QR code, simply use the camera on your phone and point it at the QR code. A special link will then pop up and you will just need to click on the link for instant access. To connect manually, simply find the network on your device and manually enter the displayed username and password.
COFFEE AND TEA:
-Get your morning coffee fix with our Keurig coffee machine. We provide K-cup options for your convenience. Feel free to have a cup every morning during your stay. As always, please wipe down any messes and/or coffee stains on the Keurig machine and remove and throw away any used K-cups. Coffee mugs, creamer, and sugar are provided.
-Complimentary tea packets are provided. Use electric water kettle to heat up water. There is filtered water inside the refrigerator in the Brita water dispenser.
KITCHEN ITEMS:
-Cooking oils (Olive, Avocado, Canola), non-stick cooking spray, white vinegar, steak seasoning, and balsamic vinegar are provided.
-Condiments: Ketchup, mustard, mayonnaise, Tapatio hot sauce are provided in the refrigerator.
LAUNDRY ROOM:
-The shared laundry room between the guests in all 3 units is the white door next to the front door of your unit. Simply enter code 2560 on the keypad and it will unlock. To lock, press the Schlage button on top.
*SHARED LAUNDRY ROOM GUIDELINES*
1. First Come, First Serve: The laundry room is available on a first come, first serve basis. Please be mindful of other guests and try to use the machines efficiently.
2. Respect Others’ Belongings: Treat the laundry room as if it were your own. Please be respectful of other guests’ belongings. Do not remove someone else’s laundry from the machines. If a cycle is finished and another guest's belongings have been left unattended for an extended period, please kindly remind and ask them to remove their belongings.
3. Knock Nicely: If you find the machines in use, feel free to knock on the door of the guest’s unit. Kindly ask them to let you know when their laundry is finished. Most people are happy to accommodate and appreciate the courtesy.
4. Promptly Remove Your Laundry: Once your laundry cycle is complete, please remove your clothes promptly. This ensures that others can use the machines without unnecessary delays.
5. Keep It Clean: Clean up after yourself. Dispose of lint properly, wipe down the machines, and leave the laundry room tidy for the next user.
*Remember, we’re all sharing this space, so let’s be considerate and make laundry time a pleasant experience for everyone!
FIREPLACE (GAS POWERED):
-There is a gas powered fire place that you may use during your stay. To turn on the fire, you must first turn on the gas by using the metal key and turning the knob on the wall and then using a long stick lighter to light the bottom part of the fireplace. To turn off the fire, simply use the key to turn the knob to turn off the gas.
**IMPORTANT: PLEASE DO NOT LEAVE THE FIREPLACE UNATTENDED. PLEASE REMEMBER TO TURN OFF THE FIRE BY TURNING OFF THE GAS BEFORE LEAVING THE HOUSE OR HEADING TO BED.
FIRE SAFETY:
-In the case of any accidental fires, please do not try to put out any fires with water. Please use the fire extinguisher located on top of the refrigerator to put out any fires. Besides the use of the long lighter to turn on the fireplace, please do not use the lighter to light anything else inside the house. As a reminder, this is a non-smoking house and we do not allow smoking of ANY kind on the property.
BEACH AMENITIES:
-There are beach towels located in the storage closet in the hallway next to the bathroom.
-Additionally, there is a storage unit in front of the far right parking space (side closest to the wall) in the carport with 3 beach chairs, a cooler, an umbrella, and a body board for you to use if you would like! The code to open the lock is 0009.
*Please note, the beach amenities are to be shared between the guests staying in your unit and the front unit and are first come first serve. If you do happen to use any of the beach items, please remember to wash and/or wipe down the item(s) after you finish using them and put it back inside the storage unit where you found it.
OUTDOOR SHOWER:
-The outdoor shower is located to the right of the carport in front of the side gate.
PROPANE BARBEQUE GRILL:
-The propane barbeque grill in the patio is yours to use during your stay. Utensils for the grill can be found inside one of the kitchen drawers. As always, we ask that you please clean the grill after every use.
HOUSE RULES:
*Please observe our house rules. We have these rules in place to maintain the highest quality stay for our guests.
▪Guests are asked to unplug all unused appliances, hair curler(s), laptop charger(s) from outlets prior to leaving the home.
▪Turn off all gas stove burners, ovens, and AC/Heater prior to leaving home.
▪Please do not wear shoes when inside the property. *Recommended: We encourage all guests to bring their own house slippers to wear inside our home.
▪No Smoking of ANY KIND ($1,000 Penalty)
▪No parties, events, birthdays, bachelor or bachelorette stays
▪Check-in time is 4pm
▪No Extra/ Overnight Guests ($30 per extra guest per night)
▪No Mail Delivered here
▪No moving or rearranging of the furniture (unless otherwise specified and approved by host)
▪No disposing of rubbish, rags, cotton balls/pads, make up or cleaning wipes, or other items that might clog toilets/sink drains into any toilets or sink drains.
▪No Pre-Check in Bag Storage
▪No unapproved pets (Pet fee: $250)
▪No makeup on towels except on towels designated for makeup only
▪No disrespecting/disturbing neighbors
▪No parking anywhere other than assigned spaces we show you
▪No loud noise or music past 10:00pm
▪10am is check out time.
▪You will be charged $50 for each hour after check out unless prior arrangements have been made.
▪The installed cameras located around the exterior of the property are for security purposes only and a $500 dollar fee will be charged to guests if anyone in the party tampers with the internet/cable or security system.
▪As a valued guest, please be aware that any personal items placed outside the home (e.g., bikes, recreational equipment) are under your sole responsibility. The host is not liable for any loss, theft, or damage to these items during your stay. We kindly ask you to ensure that all outdoor items are secured and properly cared for. Thank you for your understanding and cooperation.
